Am I required to make my property available to Section 8?
We recommend that you consider accepting Section 8. We strive to approve the best qualified tenant for your property by considering the total pool of applicants. -
Are you licensed?
Yes, all our property managers and leasing agents are licensed to perform Real Estate services in the state of Florida. We are also members of the National Association of Realtors, Lakeland Realtor Association, and the National Association of Residential Property Managers (NARPM). -
Can you put the money directly into my account?
Yes, we provide direct deposit service for owners. Owner draws are performed on or about the 10th of each month (when rent is paid on time). ACH payment can take two to four days before appearing in your bank account. -
Am I able to review and approve the lease prior to it being signed?
Yes, you will have the opportunity to review our blank standard lease. Our management agreement enables us to execute a lease on your behalf once an applicant has been approved. -
Do I get a copy of the executed lease?
Yes, copies of the executed lease will be available on the Owner Portal. -
Do you sell real estate too?
Yes, Lakeland Homes and Realty, LLC is a fully licensed real estate brokerage. We offer full Real Estate services including but not limited to Sales and Property Management. Can you help investors acquire more rental properties?
Yes, increasing your rental portfolio is one of our specialties. We are members of several Real Estate Investment Associations (REIA). -
How is rent collection handled?
Rent is due on the 1st of every month. Lakeland Homes and Realty, LLC collects rent payments via personal checks, money order, cashier’s check and online payments. -
How long of a lease do you sign?
Our standard lease is for 12 months. -
How soon can you start managing my property?
Property management services can start as soon as we execute all required documentation including the property management agreement. -
What type of properties do you manage?
We manage residential properties such as condos, townhomes, single-family houses, and multi-family units. We also manage light commercial properties. -
What type of reports do I get and how often?
Our software offers a variety of reports through the Owner Portal. Monthly Owner Statements show income expenses and owner draws for the month. -
Who holds the tenant security deposit?
Lakeland Homes and Realty, LLC holds the tenant security deposit at SouthState Bank in an account for that specific purpose.
